Cold Water Storage Tank Repairs and Replacement in St Albans

Many older homes in St Albans still have a cold water storage tank in the loft that feeds the bathroom taps, the toilet cisterns and a vented hot water cylinder. Because it is out of sight, a tank often gets forgotten until something goes wrong: a ceiling stain, water pouring from an overflow pipe outside, or no water upstairs at all.

Problems we deal with

  • Overflowing tanks: almost always a worn or stuck float valve that needs replacing
  • Leaking tanks: old galvanised steel tanks corrode and eventually leak, and older plastic tanks can split at the fittings
  • Poor water flow upstairs: blocked outlets, a sticking float valve or an undersized tank
  • Tanks without lids or insulation: an open tank lets in dust, insects and even birds, so it needs a fitted lid, and it should be insulated along with its pipes to prevent freezing

Replacing an old tank

If you have a galvanised tank it is well worth replacing it before it fails. We remove the old tank, or leave it safely in place if it will not fit through the loft hatch, and fit a new plastic tank with a close-fitting lid, insect screens on the vent and overflow, an insulation jacket and new float valve and fittings. This brings the installation in line with current water regulations and keeps the stored water clean.

Could you remove the tank altogether?

If you are also thinking about better water pressure, it may make sense to remove the loft tank completely. Switching to a combi boiler or an unvented cylinder runs everything from the mains and frees up the loft. We can talk through the pros and cons for your home, including your mains pressure and how many bathrooms you have.

Linked systems

Cold water tanks often work alongside a feed and expansion tank for the heating and a vented hot water cylinder. If one of these is also old, we can deal with them in the same visit. See our cylinder replacement page for more.

Common Questions About Cold Water Tanks

Why is water coming out of the overflow pipe on my wall?

It usually means the float valve in your loft tank or a toilet cistern is not shutting off properly. It is a quick repair, but it should not be left because it wastes water and can freeze in winter.

Yes. Water regulations require a close-fitting lid and screened vents to keep out dirt, insects and vermin. Tanks without lids are one of the most common issues we find in lofts.

In many homes, yes, by switching to a combi boiler or an unvented cylinder. It depends on your mains pressure, flow rate and hot water needs, which we check before recommending it.
